“What gets measured gets managed”. So often I see real estate investors jumping from marketing strategy to marketing strategy without fully understanding the metrics. Real estate investor website analytics is the solution to the problem.
Essentially this is the marketing data behind your website. Common analytic metrics are visitors, time on page, conversion rate, traffic source, etc.
Google Analytics is a free tool that allows you to track this and hundreds of other stats for your website. There is 1 big problem with Google Analytics – it’s confusing and hard to use.

Referral – If you are using social media or local community forums you will see referrals.
Direct – these could be leads coming from direct mail or other offline advertisements
Paid – these are from sources like Google Ads and Facebook.

This report is ONLY included in the SEO Tools add-on. But this is a great add-on report to see how your rankings have changed over time. As you pick up more 1-3 rankings you will see more traffic coming to your website.
As you focus on SEO you can pick up more rankings and slowly see your numbers grow month after month.

Yes, the starter package of $89/mo (at the time of this writing) includes the website analytics.
Do I need to install Google Analytics for this to work?
No, Carrot will do it for you automatically. However, I would still advise you to install your version of Google Analytics so you can get deeper reports in the future. It’s really simple and Carrot has a helpful help center guide on how to do it.
What are good visitor and lead numbers for my market?
I can’t answer that. What I can tell you is that you have to look at your metrics with segmentation in mind. Here is a crash course.
Organic = higher converting because it’s leads seeking an answer to their problem.
Paid ads = Google ads is close second in terms of conversion rates and are generally pretty close to organic.
Facebook ads = in my experience these are lower quality and conversion rates are usually really low
Direct = depends how it’s getting to your website but often in the lower tier of conversion
Most of the successful investors I’ve run across convert traffic in the 6%-15% range depending on traffic, time of year, and other various factors. If you are converting roughly 1%-2% it’s time to tweak your website. I would add more credibility, more examples, more personality, pictures of past jobs, your team, etc.
After that I would focus on driving more traffic and see if conversion increases.
